Bluecore Residential (formerly Mount Auburn Multifamily/Bluestone Properties) is a private multifamily real estate investment firm founded in 2004. We manage over 16,000 multifamily units across high-growth markets nationwide and were the largest seller of multifamily properties in the U.S. in 2022, consistently achieving deal-level IRRs exceeding 30%. With the launch of our new pension fund partnership and dedicated acquisition fund, we are expanding our pipeline of preferred equity investments and acquisitions, with a primary focus on Class A multifamily assets in the Sunbelt. Our long-term vision is to deploy over $10B in capital over the next 7–10 years and scale the platform to 40,000–50,000 units.

About the Role

The Investment Associate will function as the primary execution lead across acquisitions and preferred equity investments. The role sits at the center of the investment process, ensuring all analysis, materials, and workflows are accurate, timely, and decision-ready.

Responsibilities

  • Underwriting & Quality Control
    • Oversee all financial modeling and underwriting across acquisitions and preferred equity investments
    • Review and validate analyst work, including:
      • Cash flow models
      • Rent and expense assumptions
      • Capital structures and return metrics
    • Ensure consistency with firm underwriting standards and investment guardrails
    • Run sensitivities, downside scenarios, and risk analysis
  • Investment Committee & Materials
    • Lead preparation of all investment committee memoranda and presentations
    • Translate complex analysis into clear, decision-ready materials
    • Ensure all assumptions are well-supported and defensible
    • Coordinate internal review and revisions prior to IC
  • Deal Flow Management
    • Manage pipeline across acquisitions and credit investments
    • Track all active deals, timelines, and key milestones
    • Coordinate across originators, analysts, and third parties
    • Ensure deals move efficiently from screening through closing
  • Analyst Oversight & Development
    • Directly manage and mentor analysts
    • Assign workload and enforce timelines
    • Maintain quality control across all work product
    • Train analysts on underwriting standards and investment framework
  • Ad Hoc Analysis & Strategic Work
    • Conduct deep dives on:
      • Markets and submarkets
      • Supply and demand dynamics
      • Portfolio performance
      • Capital structure strategies
    • Support senior leadership on strategy, investor materials, and new initiatives
  • Transaction Execution
    • Support all phases of deal execution, including:
      • Due diligence coordination
      • Lender and partner interactions
      • Closing processes

What Success Looks Like

  • All deals are fully underwritten, accurate, and IC-ready without rework
  • Investment materials are clear, concise, and decision-driven
  • Analysts are efficient, productive, and well-managed
  • Deal flow moves quickly with no breakdowns
  • Senior leadership can rely on this role as a single point of execution control

Requirements

  • Bachelor's Degree in Finance, Economics, Accounting, Business or related field
  • Three to seven years of experience in multifamily real estate finance, specifically real estate private equity, multifamily acquisitions, real estate investment banking, and credit/preferred equity investing
  • At least three years of experience underwriting multifamily acquisitions
  • Strong understanding of:
    • IRR, equity multiples, and yield metrics
    • Multifamily operating fundamentals and capital structures (debt and equity)
  • Experience preparing investment committee materials
  • Advanced computer skills, including Word, Excel, and Adobe Acrobat
  • Excellent interpersonal and communication skills
  • High accountability, extreme attention to detail, problem-solving ability, and ability to operate with urgency
