Accounting Manager
Our client is a growing, locally owned property management company in the Kansas City Northland that has scaled its portfolio nearly tenfold in under two years — and is investing in the accounting team to match. The company manages residential properties through two affiliated businesses: a property management company and an in-house maintenance and renovation company. It's a values-driven, tight-knit team of about 25 where resourcefulness is prized, no two days look alike, and leadership genuinely listens.
About the role
This is the senior seat in a two-person accounting buildout, reporting directly to ownership. You'll own day-to-day accounting execution across both companies: work-order and make-ready billing, vendor invoices, receivables and payables, and the corporate books in QuickBooks Online. You'll also serve as the company's point person for its national outsourced property-management accounting partner (directing their work rather than doing every reconciliation yourself) and help train and support a bookkeeper handling the maintenance side of the business. The property management accounting here has real nuance: trust accounting, security deposit handling, owner distributions, and management fees all flow through AppFolio, and getting them right is central to owner trust. This role is for someone who has lived in that world and enjoys bringing order to a fast-moving operation.
Responsibilities
- Own billing, AP/AR, and vendor invoice workflows across both operating companies, keeping them accurate and current
- Direct and coordinate the outsourced property-management accounting partner on reconciliations and cleanup
- Manage work-order and make-ready billing, confirming invoices, approvals, and documentation before billing
- Maintain corporate books in QuickBooks Online across multiple entities
- Train and support accounting team members; document workflows so processes don't live in one person's head
- Flag discrepancies, bottlenecks, and process improvements to ownership
Requirements
- Property management accounting experience — required. You understand trust accounting, security deposits, and owner distributions, and know why a property expense is not a corporate expense.
- AppFolio experience strongly preferred; deep experience on a comparable platform (Buildium, Yardi, Propertyware, Rent Manager) with the ability to learn AppFolio quickly will be considered
- Proficiency in QuickBooks Online and Excel
- Experience directing an outsourced accounting vendor or coordinating with external accounting partners is a plus
- Steadiness in an unpredictable environment — property management brings surprises daily, and you keep the books moving anyway
- Able to work fully on-site in the Kansas City Northland (a private office is provided given the sensitivity of the work)
