About the Project
1x1 was engaged to reimagine a historic building in Winnipeg’s Point Douglas, which was originally part of the Ogilvie Flour Mill. The existing six-storey building and horn-shaped one-story structure are being transformed to accommodate new office space, tenant spaces and shipping areas which will complement a new state of the art manufacturing facility.
Design and Features
The project preserves the original heavy timber and masonry in the six-storey building while integrating modern design elements and connecting the main and second floors to foster collaboration. Existing building upgrades include amenities such as new exit stairs, elevators, and HVAC systems which will enhance safety, accessibility and comfort. New openings in the exterior masonry highlight the company’s business operations and bring daylight into the office spaces while offering views to the nearby river.
The new manufacturing facility, designed with cross-laminated timber, nail-laminated timber and glulam beams and columns mimics the structure of the existing building, while contrasting its solidity with the introduction of silicone glazed triple-pane glazing along the street facade. This glazing is supported by an angled CLT structure which creates a lenticular effect, allowing visibility and light into the manufacturing floor while providing much needed solar shading late in the day.
