We need to output HTML fragment with sections: headings

for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. We need to parse the posting. Company Description: not a heading we need? Possibly "About the role" or "Company Description". The instruction: use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). So we can use those headings if content matches. We have: - Company Description: AIR Communities is a Blackstone Portfolio Company headquartered in Denver, CO. ... This is about the company. Could be "About the role"? Not exactly. But we could treat as "About the role" maybe? However they said do NOT repeat the job title as a heading (the page already shows it) and do NOT put Job ID / requisition numbers as headings — fold minor metadata into a short

or drop it. They didn't forbid company description heading. But they gave examples of headings; we can use "About the role" for description of role, but we have company description. Could also use "About the role" to include company description and where you will work? Might be okay. We have "Where You Will Work": location info: physically located in either Denver, CO headquarters or Chicago, IL office. Fully in-office, 5-day a week, position in either office. This role is intended for Rising Seniors with expected graduation date Spring 2028. This could be part of "About the role" or "Qualifications"? It's more about eligibility. Could be part of "Requirements" or "Qualifications". We'll decide. Job Description: includes "What You Will Do:" and "A Snapshot Of What You May Do". That's responsibilities. Qualifications: "What you have:" list. Additional Information: "What We Offer:" includes compensation $38.46 per hour. Also application deadline etc. But we must remove application instructions, boilerplate, EEO, etc. So we keep compensation info (Pay). Also maybe benefits? Not mentioned besides compensation. No explicit benefits listed. So we should not create Benefits section unless posting actually states them. It does not list benefits besides pay. So we omit Benefits. Schedule: The posting says "This will be a fully in-office, 5-day a week, position". That's schedule info. So we can include Schedule section. Pay: compensation $38.46 per hour. So include Pay. We need to preserve all substantive information, not invent or summarize away detail. So we need to include all details from sections. We must not include cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. So we need to drop the application deadline, screening, EEO statement, etc. Also drop "Additional Information" heading maybe but keep the compensation line. We need to output only HTML fragment, no /, no markdown fences. We'll structure:

About the role

Company description and location info etc.

But we need to decide what goes in About the role. Could include company description, where you will work, and that it's for rising seniors graduating Spring 2028. Alternatively we could have separate headings: "About the role" for company description and location; "Responsibilities" for what you will do; "Qualifications" for what you have; "Pay" for compensation; "Schedule" for work schedule. We must not create sections with filler text. Ensure each heading has substantive content. Let's extract substantive content: Company Description: "AIR Communities is a Blackstone Portfolio Company headquartered in Denver, CO. We are one of the country's largest owners and operators of multifamily housing, managing high-quality properties in most major markets. At AIR, we value integrity, respect, collaboration, customer focus, and performance. These values are brought to life by our teammates, who are ultimately responsible for our success. When you join our team, you'll work alongside the most dedicated professionals in the industry and open the door to unlimited career opportunities." Where You Will Work: "This opportunity is physically located in either our Denver, CO headquarters or our Chicago, IL office. This will be a fully in-office, 5-day a week, position in either of our offices. This role is intended for Rising Seniors with an expected graduation date of Spring 2028." We could combine these into About the role. Responsibilities (What You Will Do + Snapshot): "What You Will Do: Our summer internship helps provide insight into life as an AIR Analyst in our Rotational (Medley) Analyst Program and was created to develop and invest in our future talent. The purpose of the Rotational Analyst Program is to provide team members who are early in their careers with a deep, holistic understanding of AIR’s business and the multifamily investment and operations space. During the Program, Analysts gain exposure to a range of teams including, but not limited to, Debt Capital Markets, FP&A, Insights, Investments, Asset Management, and Operations Finance. Please note that throughout the 10-week internship, you will sit on one of the teams listed above – rotations start for those who return as Full-Time Analysts! Our 2027 summer internship program will begin June 2027 and last through August 2027. A Snapshot Of What You May Do: - Conduct in-depth analysis of large, complex datasets to uncover actionable insights related to asset performance, market dynamics, and resident behavior. - Collaborate with cross-functional teams—including Finance, Asset Management, and Capital Finance —to support strategic initiatives and drive portfolio optimization. - Build and enhance dashboards, reports, and presentations that translate data into compelling narratives for internal stakeholders. - Assist in financial planning and analysis activities, including budget variance reviews, forecasting, and mid-year reforecasting processes. - Contribute to process improvement efforts through documentation, training support, and testing of new systems and tools. - Leverage advanced business intelligence platforms (e.g., Power BI, RealPage, Oracle PBCS) to support data visualization and performance reporting. - Audit and validate key operational datasets to ensure data integrity and usability across business functions. - Participate in high-impact, ad hoc projects that inform executive decision-making and shape business strategy." We need to put list items in
  • . Qualifications (What you have): "Must be a rising senior pursuing a bachelor’s degree during the time of the internship program Pursuing a degree in accounting, finance, real estate, economics, STEM or business Advanced knowledge of MS Excel; working knowledge of MS Word and PowerPoint Excellent analytical and problem-solving skills; must love numbers! Excellent organizational skills and attention to detail, as well as ability to prioritize and multi-task in a fast-paced environment Experience with data visualization tools (e.g. Power BI, Tableau, etc.) and/or analytical coding language (e.g. SQL, Python, R, etc.) is a plus A commitment to doing things differently and making the world a little bit better A naturally collaborative nature and ambition without ego Ability to work in Chicago or Denver in a full-time capacity for 10 weeks, beginning in June of 2027" We can put as
    • . Pay: "$38.46 per hour." Schedule: "Fully in-office, 5-day a week." We also have internship duration: 10-week internship program will begin June 2027 and last through August 2027. That's schedule info as well. We could include schedule details: 10-week, full-time, June-August 2027, 5-day week, in-office. Now we need to ensure we don't include boilerplate like application deadline, screening, EEO, etc. So we omit those. Now produce HTML:
